INTRODUCING A NEW WAY TO OBTAIN YOUR MORTGAGE:

You may not know it, but the traditional sources of mortgage loans, such as banks and mortgage brokers, have one distinct disadvantage: they have a financial incentive to sell you the loan product that is most profitable to them. Whether or not that product is in your best interest. As a mortgage law attorney, I bypass the commissioned loan officer and represent you in dealing directly with the lender. Since I do not receive a commission, I have no motive to sell you a higher interest loan to increase my profit.

ATTORNEY'S HAVE AN ETHICAL DUTY TO PROTECT THEIR CLIENTS:

Attorneys have a fiduciary duty to their client and are required to protect their client's interests in every way. That includes representing your best interest in all aspects of your real estate transaction, from preparing the contract, obtaining mortgage financing, and through to the closing itself. A banker or a mortgage broker does not have a legal duty to get you the cheapest mortgage that is available.

KNOWLEDGE AND TRAINING:

A real estate attorney protects your interests by being trained in all aspects of a real estate transaction. So you are dealing with someone who's knowledge is not limited to just financing. You are dealing with a licensed and experienced attorney who is committed to your interests in every phase of your purchase.

ATTORNEYS HAVE NO FINANCIAL INCENTIVE - NO COMMISSION:

It's only common sense. If you could obtain unbiased advise from someone committed to representing your best interest, what other choice could you make? Remember brokers and lenders make a commission based on the total cost of your mortgage. When you pay more, they make more. I charge only for my time. The Florida Bar has issued a ruling that attorney's fees for mortgage law "must be reasonable!" I assure you that there is no law requiring mortgage brokerage fees to be reasonable. I recently saw a bank charge over $8,000.00 commission on a $68,400.00 loan! That's enough attorney's fees for a week long jury trial much less processing your loan application!
